Renting property for 1-2 months is quite expensive on AirBnB, which is suited for daily rentals, therefor it is much better to find local Real Estate agency.
I have stayed in villas and condominiums and i prefer smaller condo on the beach to big villa few kilometers from the beach

We rented a property 12km from city center of Hua Hin next to the lake Khao Tao from Room by Room real estate agency.
I would recommend this house if you are coming for 2 week vacation, where you just want sunbathe, swim, sleep, eat. If you want more activities like yoga, muay thai or fine dining you won’t find that in Khao Tao. We used to drive 1-2 times each day to city center with motobike, which takes 15-20minutes.
The price was around 2000 usd for the house.

Price 120.000 – 135.000 THB (3000-3500 euros a month)
Bann Chomview
Located in quite street of Hua Hin close to Cicada Market. Most of the units are owned by people from Bangkok, therefor only on weekends there are 5-8 apartments with people. The time i lived all the week there was one neighbour from Germany living with his Thai girlfriend. Has a decent free tennis court. For 2 bedroom apartment we have paid 1300 USD / month including cleaning once a week + electricity and water.
Negative thing: few kitchen appliances. No dishwasher – in Thailand only apartments that are owned by europeans usually do not have this. Also the pool is rather cold. (i guess because the building is tall and it doesn’t have evening sun on it)

Baan Sandao condo
Centrally located condo in Hua Hin. Just in front of big shopping center Villa Market. We have stayed in this condo for 2 months. 1 month in a 2 bedroom and 1 month in 3 bedroom. Both rented from same company. (other recommended real estate agencies in Hua Hin)
The building consist of 5 sectors: ABCDE
A building is 1 apartment per floor with 3-4 bedrooms. (but i never saw this for rent)
BCD buildings are 5 2 bedroom 2 bathroom apartments per floor.
E building has 1-3 bedrooms apartments.
Recommendations:
Do not stay in first floor. As going from street or building E you go through the middle of first floor.
Try renting North facing apartments as they have direct sunlight in the morning only.
December 1st to January 15th there is a loud concert in Village Market shopping centre and this you hear even in Building B (north side) which is closest to the sea. Building E additionally hears the noise from the street and traffic
My general recommendation is that Baan Sanpluen which is very similiar to Baan Sandao is a better choice because of the noise. (Baan sandao has 2 empty plots in both sides of building and baan sanpluen has other 2 condos which reduces the noise)
